  • Provision of notarial services by verification of signatures or by placing of purchase price in the notarial deposit
  • Presentation of offered property in bounds of network of the ADOMUS franchise subsidiaries, above all by means of our advertising partners
  • As a matter of course we consider execution of any credit or mortgage needed to purchase of property etc.
  • Professional advisory service

For the above stated services, the clients pay us remuneration/commission, which follows valid price list of our real estate company. The amount of remuneration/commission is determined in percents of the amount of purchase price. By the leases, the remuneration is determined by the amount of rent per month. Due date of commission is contractually stated in the mediation agreement signed by both contracting parties. Usually, this date is after the provable realization of trade (i.e. Conveyance of membership right in the land register).

Which documents do we need from you to represent you by sale or lease of real estate in personal property:

  • document of acquisition (purchase contract, decision of inheritance, deed of gift, agreement of establishment of right of personal usufruct of plot)
  • up-to-date statement from the land register - provided by ADOMUS
  • photo of cadastral map - provided by ADOMUS
  • statement of the Commercial Register - by the legal entities

Which documents do you have to add to the sale of property in the ownership of the housing association:

  • contract of lease
  • statement of lease
  • the Statutes of the Housing Association

  • information from people who are experienced in cooperation with the given real estate agency

2) Possibility of personal appointment preciding conclusion of any agreement

  • you should have a possibility to meet the representant of given estate agency to consult your affair for free

3) Offer of legal service

  • the legal service should be provided by the legal office or department, not only by the clerical
  • information about the subject, i.e. person who is responsible for the legal service, should be transparent and open to the public

4) Head office

  • there should be possibility to visit and survey

5) Competence within the bounds of region

  • there should be possibility to visit and survey the regional offices

6) Team of brokers and their job

  • the broker should be the professional, who is responsible for realization of given order
  • the broker should introduce you the strategy prepared in advance
  • the overall process of realization of the given order should be based on the broker's coordination and proceeding

7) Quality of web-presentation and costs for advertisement

  • information about the form of advertising on the estate advertising server; differences between paid and free advertising (many estate agencies use big amount of estate advertising servers because of no costs)
  • the amount of estate advertising servers is not important, the quality decides

8) Amount of commission

  • it is not always true that the lowest commission is the best vote and vice versa
  • the amount of commission should correspond with the range of obtained services
  • to generalize the commission range, it should be from 3 to 7 % of the selling, or let say purchase price of the property

9) Contractual relation

  • the cooperation with the estate agency should be always supported by the written document (agreement guarantees the rights and duties of both participants, above all, it states the rules)
  • the real estate agency thereby shows its aim to fulfil its duties
